These Terms and Conditions ("Terms") govern your access to and use of casarishome.com and its associated tools (together, the "Service"), operated by the individual named in the Impressum ("we", "us", "our"). By accessing or using the Service, or by registering an account, you agree to these Terms. If you don't agree, please don't use the Service.
If you're using the Service on behalf of a company or another person, you confirm you have the authority to accept these Terms on their behalf, and "you" refers to both you and them.
Casaris Home is an independent modeling and comparison tool for residential real estate in and around Zurich, Switzerland. It lets you analyze buy-vs-rent scenarios (Investment, Living) and compare properties, mortgage rates, and rental benchmarks currently on the market (Benchmarking). An optional free account adds saved alerts and other account features.
The Service is not a real estate agency, bank, insurer, or licensed financial, tax, or legal advisor, and is not affiliated with, and does not represent, any bank, lender, insurer, or real estate agency named or compared within it. Nothing on the Service is financial, tax, or legal advice, and nothing it shows is an offer, solicitation, or recommendation to buy, sell, rent, or finance any specific property. Always confirm figures with a bank, licensed financial advisor, tax advisor, or lawyer before acting on them — see also the Methodology / Disclaimer page.
Property, price, and rent data comes from a nightly, point-in-time scan of public listings, described in full on the Methodology page. It is not individually re-confirmed, may be delayed, incomplete, or contain errors, and a listing may be sold, rented, or otherwise unavailable by the time you see it. For transparency about how our comparisons are built, a listing that comes off the market stays visible in cluster and benchmarking statistics for a period after that (clearly marked as no longer available to browse or contact) — see Methodology for why.
To register an account, you must be of legal age and have full legal capacity in your country of residence. By registering, you confirm that the information you provide (name, email, phone number, postal address, and any company name) is accurate, and you agree to keep it up to date — see the Privacy Policy for how that information is stored and used.
New accounts are reviewed by hand before access is granted, usually within 1–2 business days, and we may decline a registration at our discretion without needing to give a reason.
You're responsible for keeping your password confidential and for all activity under your account, whether or not you authorized it. Tell us immediately at support@casarishome.com if you suspect unauthorized access.
We may suspend or close an account at any time, with or without notice — see Section 8.

Property listings link to their original source (currently newhome.ch), and mortgage rate figures are drawn from public rate-comparison sources — see Methodology for exactly which. We don't control, verify, or endorse that content, and we're not a party to any transaction between you and a listing agency, lender, or any other third party. Contact the listing agency or lender directly for current availability, exact terms, and your own eligibility.
The Service may contain links to, or (per the Impressum) advertising or affiliate links from, other websites. We're not responsible for the content, accuracy, or practices of any site we don't operate.
The Service's own design, text, calculators, compiled data, and methodology are protected by copyright and other rights, owned by us or licensed to us. Subject to Section 4, you may view and use the Service for your own personal property research. You may not copy, reproduce, republish, distribute, or create derivative works from the Service's content or underlying data without our prior written permission.
Any feedback, suggestions, or ideas you send us about the Service may be used by us without restriction or compensation to you.
The Service is provided "as is" and "as available", without warranties of any kind, express or implied, including as to accuracy, completeness, availability, timeliness, or fitness for a particular purpose — see Section 2 and the Methodology page for why: the underlying data is a point-in-time snapshot, not individually verified.
To the fullest extent permitted by Swiss law, we're not liable for any loss or damage arising from your access to or use of the Service, including decisions made in reliance on any figure, comparison, or estimate it shows, except where that loss or damage results from our own willful misconduct or gross negligence. Nothing in these Terms limits any liability that cannot be limited under mandatory Swiss law.
You can stop using the Service, or ask us to delete your account, at any time via support@casarishome.com — see the Privacy Policy for what happens to your data. We may suspend or terminate your access to all or part of the Service, with or without notice, for a breach of these Terms or for any other reason, including discontinuing the Service itself, without liability to you for doing so.
Our Privacy Policy explains what data we collect, why, and your rights under the Swiss Federal Act on Data Protection (FADP) — it's part of these Terms by reference.
We may update these Terms from time to time, for example as the Service's features change. If we make a material change, we'll update the "last updated" date above; continuing to use the Service after that date means you accept the revised Terms.
These Terms are governed by Swiss law, without regard to its conflict-of-law rules. Any dispute arising from or in connection with these Terms is subject to the exclusive jurisdiction of the courts of the city of Zurich, Switzerland, subject to any mandatory consumer-protection venue rules.
