Why this comparison tool exists, and who it's for.
Casaris is built from two Latin roots: casa — "house" or "home" — and comparare, "to compare." Put together, the name says exactly what this site is for: comparing a home, on your own terms, with real figures.
The mark echoes the name: a fine-line roofline meeting at a single peak, sitting above a thin horizon — a house, reduced to the minimum a house needs to still read as one.
This is an independent, self-built set of comparison tools for residential property in and around Zürich, organized around three pillars — three different questions you might be asking about the very same property:
Living and Investing started as one page, but that mixed two genuinely different questions together in a confusing way — they were split into separate pages for clarity, and Benchmarking was added afterwards as the third pillar once enough market data existed to make a broader comparison useful. It's a companion to a small personal research project now tracking 14 hand-researched residential listings across greater Zürich, eleven Swiss mortgage lenders, rental comparables researched per property cluster, and a further 415 bulk-scanned listings used for benchmarking only.
Before spending money on a bank or an independent financial advisor, it's useful to get a fast, transparent answer: at today's rates and today's rents, does buying a specific apartment — either to rent out or to live in — actually make financial sense, and how does it compare to the alternative? These tools answer that in seconds, with the underlying maths fully visible (see the Methodology page) rather than hidden inside a bank's own comparison tool.
Anyone considering a purchase in the tracked Zürich-area postcodes — whether to let it out or to live in it themselves — who wants a quick, numbers-first gut-check before commissioning real advice.
Property listings, lender rates and rental comparables are researched by hand from public sources (listing portals, lender websites, rate-comparison aggregators, and rental-market benchmarks) and refreshed periodically. A lightweight nightly process keeps this website in sync with that underlying data — it does not perform new research on its own. See Methodology for full detail and current limitations.
